If you’re unable to attend your property transaction in person, we can facilitate the preparation, notarization and legalization of a Property Power of Attorney (POA). We also coordinate the transaction on your behalf, providing a seamless solution for overseas clients and those unable to attend in person.

We work closely with banks and mortgage providers to coordinate financed purchases, mortgage registrations, liability settlements and mortgage discharges, ensuring all lender requirements are met prior to transfer.

To help us manage your transaction efficiently, we'll typically require:

  • Original Passport
  • Original Emirates ID (if applicable)
  • Valid UAE Visa (if applicable)
  • Signed Form F (MOU/Sales Agreement)
  • Final Mortgage Offer (if purchasing with finance)
  • Any relevant NOCs (where applicable)

Additional documents may be requested depending on the property, developer or lender.

We'll generally require:

  • Original Passport

  • Signed Form F (MOU/Sales Agreement)
  • Any relevant NOCs (where applicable)

Additional documents may be required depending on the transaction.

An NOC (No Objection Certificate) confirms there are no outstanding issues preventing the transfer of ownership.

Depending on the transaction, an NOC may be required from:

  • The developer
  • A mortgage lender
  • The master community or owners' association
  • Other relevant authorities

LJM Conveyancing will coordinate and obtain the required NOCs on your behalf wherever possible.

Not always.

Many parts of the conveyancing process can be managed on your behalf if you appoint a valid Power of Attorney (POA). This is particularly useful for clients who are overseas or unable to attend in person.

Where your attendance is legally required, we'll guide you through the process and ensure everything is arranged in advance.

A Power of Attorney (POA) is a legal document that allows another person to act on your behalf during a property transaction.

If you're unable to attend in Dubai, we can assist with arranging a POA so your transaction can proceed where permitted.

Government fees, notarisation, legalisation and translation costs (where applicable) are separate from our professional fees.

Typical costs may include:

  • Dubai Land Department Transfer Fee: 4% of the purchase price
  • Dubai Land Department Administrative Fees: Applicable registration fees
  • Developer NOC Fee: Varies by developer
  • Mortgage Registration Fee: 0.25% of the loan amount plus applicable Dubai Land Department administration fees
  • Mortgage Discharge Fee: Applicable where an existing mortgage is being released
  • Trustee Office Fee: Payable at the transfer and varies depending on the transaction type and value

Additional fees may apply depending on the developer, lender and the terms agreed within the Form F (MOU).

Dubai Land Department fees are typically paid using manager's cheques issued by a UAE bank or by approved card payment methods, depending on the trustee office and transaction requirements.

We'll advise you of the exact amounts, payment method and payee details well in advance of your transfer.

Buying or selling property can be complex, with multiple parties, strict deadlines and extensive documentation.

At LJM Conveyancing, we manage the entire transaction from signed Form F through to title deed transfer, liaising with developers, banks, brokers, trustee offices and the Dubai Land Department on your behalf.
